Central Florida Price Cuts Reach 1,356 Listings

With nearly two decades in the Orlando real estate market, I’ve learned that reading between the lines of data often reveals the best opportunities. Right now, we’re seeing 1,356 active residential listings in the Orlando metro area with price reductions—sellers are trimming prices by an average of about 3.3%. But it’s the story behind the numbers that matters most: 54% of these homes (726 listings) have been on the market for more than 60 days, which often signals increased flexibility for patient buyers. Each county brings its own dynamics—Orange leads in the number of reduced listings, Seminole averages the deepest price cuts, while Lake stands out for having the highest share of homes lingering past 60 days. Average list prices also vary widely, from around $429K in Lake to $559K in Orange, reflecting four distinct submarkets. This data focuses strictly on active residential listings, excluding land and leases, and tracks cumulative market days even for relisted properties. Whether you’re looking to buy, invest, or simply understand local trends, insights like these can help you navigate each unique corner of Central Florida’s real estate landscape with confidence.
