Florida's current real estate landscape is a study in contrasts—a state with plenty of homes, yet a persistent mismatch between what's available and what buyers truly need. Over my nearly two decades in the industry, I’ve watched as affordability in Florida has come to mean much more than just the listing price. Buyers are weighing not only the cost of purchase, but also insurance, HOA dues, maintenance, exposure to storms, and the necessity of driving everywhere.
This is especially challenging in established neighborhoods, where residents would benefit from options to move within their community—think smaller homes, accessory dwellings, cottages, or nearby townhouses and apartments. But too often, those choices are limited. As Florida’s population ages and many homes are passed down, the big question is whether future buyers will be able to—or even want to—take on these properties without a wider range of sizes, prices, and locations to suit their lifestyles.
Guiding both new and experienced clients through these complexities is at the heart of my work as a managing broker. Navigating these shifting dynamics means understanding not just the market, but the people and life stages behind every transaction.
