We're seeing a subtle but important shift in the real estate landscape: in the four weeks ending August 23, new US listings edged up 0.4% over the week, and total homes for sale rose by 0.5%—the highest inventory we've had since early Q2. Meanwhile, pending home sales slipped by 1.1% to reach a six-month low, a sign that elevated housing costs are still keeping many buyers on the sidelines even as inventory improves nationally. The median US home-sale price is up 1.9% from last year at over $400K, with average mortgage rates hovering near 7%, close to a 13-month high.
For my clients—whether you’re a first-time buyer or a seasoned investor—this evolving market presents unique opportunities. Rising inventory and softer demand are creating more buyer-friendly conditions, allowing active shoppers greater flexibility to negotiate price reductions or seller concessions, especially on homes that have been listed for several weeks. On the seller side, realistic pricing is proving far more effective than chasing last year’s numbers. Drawing on my experience across residential and investment properties, I’m always tracking these trends closely to help you make informed, confident decisions in today’s market.
