Housing affordability continues to be a major challenge in Florida, especially in cities like Orlando and Tampa. As of 2026, a buyer in Orlando would need 58.4% more income to afford a median-priced home—a clear sign of the pressures many face in our local market. In fact, all 12 Florida cities studied are currently classified as unaffordable. However, there is some optimism on the horizon: by 2031, projections show that rising incomes may finally outpace housing costs, making homeownership more attainable for many. As someone who has spent nearly two decades guiding clients through Florida’s ever-shifting real estate landscape—across residential, commercial, and luxury properties—I understand just how crucial it is to stay informed about these trends. I continue to monitor the market closely to help both buyers and investors navigate these changes with confidence.
