Central Florida Offers More Affordable Homes for Buyers

With nearly two decades in Central Florida real estate, I’ve seen our local market ebb and flow—but the current numbers are worth noting. Right now, 1,345 active residential listings across four Central Florida counties have experienced price reductions, averaging a 3.07% decrease. What stands out is that more than half—52.6%—of these homes have been on the market for over 60 days. Orange County leads in the sheer number of reduced listings, while Volusia County claims the highest average price cut. These trends reflect the importance of strategic pricing and timing, something I emphasize whether you’re a first-time buyer, experienced investor, or considering a move. Navigating these shifts requires experience and a careful approach—qualities I bring to every transaction, from residential to luxury and beyond.

  • Orlando Takes the Top Retirement Spot

Orlando has just taken the top spot as the best city in the US for retirement, and as someone with nearly two decades in real estate here, I’m not surprised. For so many clients—whether they’re downsizing, relocating, or seeking a family-friendly retreat—Orlando’s unique blend of affordability, excellent healthcare, and lifestyle amenities makes it a standout choice. Florida’s lack of individual income, estate, and inheritance taxes adds a significant financial advantage, and many retirees appreciate being close to their children and grandchildren. The city’s world-renowned theme parks, vibrant restaurant scene, and expanding cultural offerings have transformed retirement living into an experience that brings families together. Orlando ranked as the second-most affordable city in the study and was particularly strong in healthcare access, including top-notch home healthcare and geriatric services. This combination of cost savings, quality care, recreation, and family appeal has helped Orlando surpass more traditional retirement hotspots. If you’re considering your next move, these are just a few reasons why Orlando turns retirement dreams into reality.

  • Orlando Area Price Cuts Reach 1,206

With nearly 20 years in Orlando real estate, I’ve learned that numbers often tell a deeper story than first meets the eye. This week, 1,206 residential listings across Orlando-area counties saw price cuts—on average, about a 3% reduction from the original asking price. What's especially significant is that 623 of these reduced listings have been on the market for over 60 days, which means just over half of sellers in this group are already showing their willingness to negotiate.

Orange County leads with 510 reduced listings, while Lake County sellers made the deepest average cuts, nearing 3%. Volusia stands out too: about 54% of its reduced listings have been sitting for more than 60 days, highlighting just how differently each county’s market is behaving.

For buyers, these older reduced listings can be an opportunity to negotiate—timing and flexibility matter. For sellers, it’s a reminder that pricing strategies and days on market are closely linked. My role as a managing broker is to help clients read these trends so you can make informed decisions, whether you’re looking for your first home, expanding your portfolio, or considering a sale. If you want insights tailored to your real estate goals, I’m here as your resource.

  • Orlando-Kissimmee-Sanford Home Prices Fall

After nearly two decades in Central Florida real estate, I’ve seen our market cycle through many ups and downs—and this season, the Orlando-Kissimmee-Sanford area stands out for a notable shift. In Mid-Q3, our metro ranked among the top 10 nationwide for price pullbacks, with median listing price per square foot down 2.6% compared to last year among the 50 largest U.S. metros. Sellers are adjusting their expectations, trimming asking prices, and making more room for negotiation as buyers become increasingly selective. Elevated mortgage rates and shifting market dynamics are prompting a more realistic approach to pricing, which can open doors for qualified buyers who may have felt squeezed by previous high prices. With more homes coming to market and sellers working harder to appeal to serious buyers, there may be new opportunities for those ready to make a move. As always, my role as your managing broker is to help you navigate these changing conditions—whether you’re searching for your first home, investing, or transitioning to something new.

  • Orlando Price Cuts Signal Buyer Leverage

With almost twenty years in Orlando real estate, I keep a close eye on pricing trends that shape our market. As of September 6, 2026, there were 1,345 active homes in the Orlando metro area with price reductions—averaging about 3% off their original asking price. That’s a slight uptick from the previous week, with 29 more listings joining the reduced pool. Notably, 53% of these price-cut homes—708 in total—have been on the market for over 60 days. Orange County leads with 546 reduced listings, while Volusia stands out for the deepest average discounts, also in the low-3% range. For buyers, properties with a price reduction and longer days on market often indicate greater flexibility from sellers compared to new listings. It’s important to note that days on market are cumulative, so homes that were withdrawn and relisted still show their full sales history. This data covers only active residential listings across Orange, Seminole, Volusia, and Lake counties. Whether you’re just starting your home search or looking for strategic guidance, understanding these market signals is key to informed decisions.
